Terms of Use

These terms apply to your use of this website and the leasing services offered through it, including the chat assistant, each building's phone and text line, and tour booking. By using the site you accept them. If you do not accept them, please contact the building's leasing team directly instead, or email us at hello@suitedliving.com.

We may update these terms as the service changes. The effective date above identifies the current version, and continuing to use the site after a change means you accept the updated terms.

Suited Living markets rental buildings on behalf of their owners and introduces prospective renters to them. We are not the landlord of any building on this site. We do not manage the buildings, set their rents, take applications, screen tenants, or sign tenancy agreements. Each of those is done by the building's owner, property manager or leasing agent.

When a lease results from an introduction we make, the building pays us a referral fee. That fee is paid by the building, never by you, and it does not change the rent or the terms you are offered.

Nothing on this site, and nothing said by the assistant, is an offer to lease. Pricing, availability, incentives, features, layouts and specifications are subject to change without notice. Renderings, photographs and floor plans are for illustration only; actual homes may differ. All dimensions and areas are approximate. E.&O.E.

Nothing here creates a tenancy, reserves a home, or commits you or a building to a lease. A tenancy begins only when a written tenancy agreement is signed by the landlord and the tenant, and that agreement — not this site — governs it.

Availability, rents, sizes, floor plans, incentives and policies shown here come from the buildings themselves — from what they publish and what their leasing teams tell us. They are accurate to the best of our knowledge at the time they are displayed and can change at any time, including between the moment a page loads and the moment you contact a building.

Where the building publishes a figure we repeat it. Where it has not, we say so rather than publish a number we cannot stand behind. The building's leasing team confirms everything that matters before you sign.

The chat on this site, and each building's phone and text line shown here, are answered by an automated AI assistant rather than a person. You are told this before the conversation begins, and you can ask to be put in touch with a person at any point.

The assistant can be wrong. It may misstate availability, pricing, policies, dates or building details, and it may not have the most recent information. Do not rely on anything it tells you for a decision that matters to you — confirm it with the building's leasing team first. Where the assistant and a signed document disagree, the document governs.

The assistant does not assess applications, screen tenants, or decide whether anyone qualifies for a home. Neither do we. It cannot approve or decline you, and any statement that reads as an approval or a likelihood of approval is not one and should not be relied on.

Please do not send banking details, government identification, credit-card numbers or a Social Insurance Number through the assistant. It does not need them, and we do not ask for them.

When you ask to book a tour, the assistant takes your name and contact details and sends you a booking link — the building's own booking page, or a scheduling page we run on the building's behalf. Choosing a time on that page is an appointment to view a home; it does not reserve the home, hold it off the market, or give you priority over another applicant.

Tours are conducted by the building's leasing team or by a licensed real estate professional working with us. Please book only tours you intend to attend, and cancel or reschedule through the booking page if your plans change. We may decline or cancel bookings that appear automated, abusive or made in bad faith.

Please use this site for a genuine leasing inquiry. Do not attempt to gain unauthorised access to it or to any system behind it, probe it for vulnerabilities, interfere with its operation, or use automated means to scrape, harvest or bulk-collect content, pricing, availability or contact details.

Do not submit anyone else's personal information without their knowledge, impersonate another person, or use the assistant to send unlawful, harassing or deliberately misleading content. The building staff area of this site is for authorised staff of the buildings we market and may not be accessed by anyone else.

The photography, renderings, floor plans and drawings on this site belong to the building owners or their licensors and are shown here with their permission so that you can evaluate a building as a place to live. The rest of the site's text and design belongs to Suited. You may view, download and print them for that purpose.

They may not be reproduced, republished, or used commercially — including in listings, advertising or competing marketing material — without written permission from the owner of the material.

Parts of this service are operated by third parties, including the AI assistant, telephony and messaging, booking pages, and hosting. Their handling of information is described in our Privacy Policy.

Where this site links to a building's own site or another organisation's site, we do not control that site and are not responsible for its content or practices.

We aim to keep the site and the assistant available, but we do not guarantee uninterrupted or error-free operation. Features may be changed, suspended or withdrawn, and maintenance or a fault at a service provider may make part of the service unavailable without notice.

To the extent permitted by law, Suited and its service providers are not liable for indirect or consequential loss arising from your use of this site or the assistant, from reliance on information shown here that later changes or proves inaccurate, or from the acts or omissions of a building's owner, manager or leasing agent.

Nothing in these terms limits any right you have under the Residential Tenancy Act, the Business Practices and Consumer Protection Act, or other applicable law of British Columbia, and nothing here excludes liability that cannot lawfully be excluded.

These terms are governed by the laws of British Columbia and the laws of Canada that apply there, and the courts of British Columbia have jurisdiction over any dispute arising from them.
